Work with a Realtor(R) who can provide full-time professional service!!

Buying or selling a home is SO MUCH more complicated than buying or selling stuff on the internet or making travel arrangements! I am amazed that business people think that they can grab the industry, tweak it with a certain business model, and squeeze profit out of it. I think they forget that, although there are similarities in every transaction, each piece of real estate is unique. Each seller-buyer combination is unique. And each one of my clients deserves my best, my most professional!! Not my most economic, made that way with shortcuts.

This week I am working with buyers who want to purchase a For Sale By Owner house. In this case, I treat the sellers as customers and can’t advise them in any way. However, I am arranging appointments and being there to represent the real estate transaction. I am preparing routine documents. I am communicating with everyone involved in the transaction. And, I am doing it for both sides!!

Because I do this full-time, I am familiar with the process, the people, and the documents. I can’t envision a person buying or selling a home without a full-time Realtor® to navigate, advise, and advocate.

When shopping for a mortgage lender, I suggest that my homebuyers talk to more than one lender to find out about the different programs. However, the buyers DO NOT NEED to have each mortgage lender “pull their credit” which can hurt their credit for the actual purchase. Ask the first lender to pull your credit (a “hard pull”) to find out your credit score. The credit score for mortgages is still FICO, not the new credit score for credit cards. Get the credit score from the first lender and have him or her tell you about how much down is needed and what the monthly payments of combined principal and interest will be. (Property insurance and taxes will be additional amounts for the mortgage payment, depending on the actual property.) Ask for different qualifying programs and the payment amounts. THEN you should be able to contact at least 2 other mortgage lenders and tell them your credit score and ask them for their programs and payment amounts.
